IMPORTANT BOOKING INFORMATION

These terms explain how a holiday letting is reserved, paid for and managed. Please read them before confirming a booking. A booking request made through this website is an enquiry only: it does not reserve an apartment or create a confirmed booking.

1. Your booking agreement

Your booking becomes confirmed when we have agreed the apartment, dates and price in writing and received the required booking deposit or full payment. We will provide an individual booking agreement or invoice setting out the property, stay dates, guest details, price and payment schedule. Those booking-specific details form part of these terms; where they expressly differ, the individual written agreement will apply.

2. Deposit and payment

A booking deposit of 30% of the agreed rental price is normally required to reserve an apartment. Unless we agree otherwise in writing, the remaining balance is due no later than six weeks before arrival. For a booking made within six weeks of arrival, the full amount is due when the booking is confirmed.

Payment may be made in euros or pounds sterling by the payment methods stated on your invoice, which may include bank transfer, card or PayPal. A booking is not secured until the payment required at that stage has cleared.

3. Prices and included services

The price confirmed in your booking agreement will not be increased after the deposit has been paid. Rental prices include normal use of heating, electricity and water. Your quotation will state whether end-of-stay cleaning, linen and towels are included and will identify any additional agreed charges.

4. Cancellation by you

You must cancel in writing or by email and retain our acknowledgement as proof that the cancellation was received. The following cancellation charges normally apply:

  • Six weeks or more before arrival: the booking deposit.
  • Between four and six weeks before arrival: 50% of the total rental price.
  • Less than four weeks before arrival: 100% of the total rental price.

If we are able to re-let the apartment for the cancelled period, we will take the replacement income and any costs saved into account. We will refund sums recovered above the applicable booking deposit and any reasonable direct costs or losses arising from the cancellation. For cancellations made more than six weeks before arrival, we may also refund up to 50% of the deposit if the apartment is re-let without additional expense.

We strongly recommend suitable travel insurance, including cancellation cover.

5. Damage and responsibility

We do not normally charge a damage deposit. Reasonable wear and tear is accepted, but you are responsible for the reasonable cost of damage, breakages, missing items, lost keys, excessive cleaning and costs caused by failing to leave at the agreed time. Please tell us promptly about any damage and, where practical, replace small everyday items such as glasses or crockery. If a charge is necessary, we will explain it and provide details of the reasonable replacement, repair or additional cleaning cost.

6. Arrival and departure

Standard check-in is from 2:30pm and check-out is by 11:00am so that the apartment can be prepared for the next guests. A different time may sometimes be possible, but it must be agreed with us. Please contact us approximately 48 hours before arrival if you would like to request a variation.

Please leave the apartment reasonably clean and tidy. Cleaning materials and equipment are provided.

7. Keys, guests and use of the apartment

You are responsible for the safekeeping of all keys and must pay the reasonable full replacement cost if they are lost. Only the number of guests agreed in the booking may stay at the apartment. Please tell us before confirming if you intend to bring a pet or have any particular accessibility or suitability requirements.

8. If we have to cancel

In the unlikely event that we have to cancel a confirmed booking, we will tell you as soon as reasonably possible and endeavour to find equivalent accommodation. If suitable alternative accommodation cannot be provided or you do not accept it, we will return the booking payments we have received for the affected stay. Nothing in these terms limits rights that cannot legally be excluded.

9. Descriptions and suitability

We make every reasonable effort to describe each apartment, its location and facilities accurately. We are happy to advise on suitability when asked, but you remain responsible for deciding whether an apartment meets your particular needs. Please raise any essential requirement before paying the deposit.

10. Accepting these terms

Your individual agreement may be signed and returned by email. Where this is difficult, typing your name in the signature area and paying the requested deposit may be accepted as confirmation that you agree to the booking and these terms. We can provide a countersigned copy on request.
